CONSTRUCTION DETAILS

Main Structure
Reinforced concrete frame based on a monolithic mat foundation in accordance with the Cyprus Anti-seismic code.
Outer shell comprising of one layer of hollow brick 250 mm thick covered with two layers of lime-cement plaster and decorated by ‘’Sprits’’.

Insulation
A damp proof membrane course will be provided for all ground floor walls, foundation edges and verandas.

Wall coverings
Interior wall divisions comprising of one layer of hollow brick 100 mm thick covered with three layers of lime-cement plaster and painted with three (3) coats of emulsion.
Concealed galvanized plaster stops will be placed in all internal wall edgings.
All ceilings will be of smooth face concrete, plastered to a smooth finish and painted with three coats of emulsion.

Wall finishes in Kitchens, bathrooms and WC’s
Walls will be decorated with ceramic tiles @ value of € 10.00/m² to door height and the remaining surface painted with three coats of emulsion paint.

Floor finishes

Doors and Windows

Main entrance door will be of aluminum panel with double glazing.
All other external doorframes will be in wood finish aluminum with clear double glazing. Provisions will be made for the option of adding screen nets to windows and sliding doors.
All internal doors will be of MDF ash wood.

Cabinets and cupboards
Full height wardrobes will be provided in all bedrooms, comprising of MDF ash wood.
Kitchen and bathroom cabinets as well as cupboards will be made of MDF ash wood.

Ironmongery
The frontal perimeter of the residence will be fenced in with concrete walls.

Sanitary Fittings
All sanitary fittings and chrome-plated accessories will be ‘’IDEAL STANDARD’’ of highest quality of total purchase value € 1400.00.

Plumbing Installations
A pipe-in-pipe hot and cold water system will be installed, including a solar heating system and a cold-water tank, one thousand liter capacity, will be placed in the attic storage area, connected to a pressure system.

Electrical Installations
All installations will met Electricity Authority of Cyprus’ (EAC) requirements and regulations. All residences will include a telecommunication and television installation.

Air conditioning
Provision will be made to all residences in order to accommodate split-unit air conditioning appliances in all bedrooms.

Central Heating
Provision will be made to all residences in order to accommodate central heating elements in all areas with a boiler/mechanical room.

Sewage
Each residence will include its own sewage system (septic tank, manholes etc.).

Fencing, external areas
All plots will include perimeter fencing consisting of shingle on concrete wall and metal fence at a total height of 1.00 m above the proposed external finished floor level.
Each residence’s frontal perimeter will be of average 0.80 m high reinforced concrete retaining wall.

Roofing
All roofs will be constructed of a reinforced concrete as per drawings and covered with French style red clay roof tiles.

 

Completion time for the houses, 3 months after the sign of the contract.
